In what is claimed to be India’s largest single residential unit transaction, Angel One founder, chairman and managing director Dinesh Thakkar has agreed to buy an entire luxury residential tower in Mumbai’s Juhu from Embassy Developments for about ₹711 crore.

Rare deal sets new benchmark

Embassy Developments has signed a memorandum of understanding (MoU) with Thakkar for the sale of the tower at its ultra-luxury Embassy Terazza project on Juhu Tara Road. The property comprises an entire ground-plus-seven-storey (G+7) tower with a RERA carpet area of 63,000 sq ft.

At the reported transaction value, the deal works out to approximately ₹1.13 lakh per sq ft on the RERA carpet area.

The transaction is among the largest individual residential property deals reported in India and has set a new benchmark for residential property values in Juhu, according to industry sources cited by The Economic Times.

Embassy Developments, however, has termed the transaction as India’s largest single residential unit transaction.

‘Angelus’ to be Thakkar's family home

Unlike a conventional luxury apartment purchase, Thakkar is acquiring the entire residential tower. He plans to turn it into his family home and has named the residence ‘Angelus’.

“Juhu has always had a special character that very few locations in Mumbai can match,” Thakkar said in a statement issued by Embassy Developments.

He said his search for a new home was driven by the need for privacy, spaciousness and sea views, with the intention of creating a long-term family residence.

“For a home of this scale, trust in the developer matters as much as the residence itself,” Thakkar said.

Who is Dinesh Thakkar?

Thakkar is the founder, chairman and managing director of Angel One Ltd, a listed financial services and stockbroking company. Angel One began as a traditional brokerage business and has since developed into a digital-first financial services platform offering retail investors services across trading and investment products.

Thakkar has led the business for nearly three decades. The company was incorporated in 1996 and has since expanded its presence across India's retail investment market.

Embassy Terazza: ₹3,000 Cr-plus project

Embassy Terazza is spread across more than two acres in Juhu and comprises around 50 residences across five towers. The project has an estimated gross development value (GDV) of more than ₹3,000 crore, according to Embassy Developments.

The low-density development is being executed under a development management model and features residences designed around sea and city views, landscaped spaces and wellness and lifestyle amenities.

The ₹711-crore transaction is equivalent to nearly 24 per cent of the project's stated ₹3,000-crore-plus GDV, although the two figures represent different measures and should not be treated as directly comparable.

Mumbai's ultra-luxury housing market

The transaction comes against the backdrop of strong demand for large-format luxury homes in Mumbai's established premium neighbourhoods, including Juhu, Bandra and Worli.

The limited availability of large residential units in these locations has supported high ticket sizes at the top end of the market. The acquisition of an entire tower also makes the Thakkar transaction distinct from conventional luxury-home purchases, where buyers typically acquire individual apartments within a larger development.

For Embassy Developments, the transaction adds momentum to its expansion in Mumbai. The company's residential portfolio in the Mumbai Metropolitan Region includes projects such as Embassy Citadel in Worli and Embassy Serenity in Alibaug, along with developments in Panvel and Thane.

Jitendra Virwani, chairman of Embassy Developments, said Thakkar's acquisition reflected the trust the developer had built in Mumbai since entering the market.

“Dinesh Thakkar's acquisition of an entire tower at Embassy Terazza is a strong endorsement of that vision and the trust the Embassy brand has earned in Mumbai,” Virwani said.
